• Income: Must be at least 2.5x the rent (most recent 3 months of pay stubs or equivalent)

• Credit Score: 700+ with no negative marks on the credit report

• ID: Copy of government-issued ID required

• Rental History: Excellent rental references

• Application: All occupants over 18 must complete a full application. Applications are reviewed in the order received.

• Screening: We use a third-party service to check credit, criminal history, evictions, ID Verification.

• Property Viewing: Prospective tenants must view the property before submitting a rental application.

• Seattle Renter’s Handbook: Prospective tenants must receive the handbook and view the property prior to submitting a rental application.

• Documents: All required documents must be uploaded as PDFs. Applications are not deemed complete until all documents are submitted.

Disclosures:

• Legally permitted attached ADU is located on the property. It has a separate, private entrance and is owner-occupied approximately 25% of the year. Water and sewer costs are split with the owner on a 75/25 basis, calculated per occupant.

• We do not accept Comprehensive Reusable Tenant Screening Reports as defined by and pursuant to RCW 59.18.
