Flatmint Washington Rental Qualifications

Thank you for your interest in our rental property. Please review the following leasing criteria carefully. We comply with all local, state, and federal fair housing laws, and discrimination based on race, gender, sexual orientation, age, disability, and religion is strictly prohibited.

 

General Requirements

  • No application will be accepted until all potential renters in your party have viewed and completed a walkthrough of the property with a representative of Flatmint. Virtual tours can be conducted, camera must be turned on durning walkthrough.

  • Applicant(s) must be on time for showing appointments or reschedule with a timely call (failure to do so may result in denial of the application).

  • A fully completed application must be submitted with no material misstatements or omissions for every occupant (over 18 years of age or emancipated minor).

    • Groups of more than one applicant will not be considered until the applications from all members of the group are received in full.

  • Positive government-issued ID is required for all adult occupants (18+ years old or emancipated minors). Failure to provide ID will result in denial of the application.

  • Any additional information provided by the applicant (anticipated length of tenancy, tenancy commencement date, etc.) will be considered.

    • Any offers or proposals (e.g., additional rent, deposit, extended lease term, qualified guarantors, co-signers, etc.) will also be considered.

  • In accordance with RCW 59.18.257, all correspondence will result in pre-screening of potential tenants.

  • If the application is approved, an the lease will be sent to the applicant, the applicant has 48 hours to:

    • Accept and sign the lease

    • Pay a sum equal to one month’s gross rent

  • If these actions are not completed within 48 hours, the application will be denied.

Credit and Landlord Requirements

  • Each occupant 18 and older must meet the credit and landlord criteria on their own.

  • Group applications: Income may be combined to meet the 3.0x income requirement.

  • Failure to meet the criteria may result in denial, the need for a qualified guarantor, or payment of additional funds.

Credit History (via Third-Party Consumer Reporting Agency):

  • Positive credit history required with:

  • No rental-related collections

  • Collections outside of rental-related debts totaling $150 or more may result in denial.

  • Any derogatory accounts may be grounds for denial.

  • No history of Unlawful Detainer or eviction.

  • Portable screening reports (previous tenant screening reports) will not be accepted.

  • Student and medical debt are excluded from the above credit requirements.

Income Requirements

  • Proof of verifiable employment and/or source of income required.

  • Income must be 3.0x the gross rental amount.

For W-2 Employees:
  • Provide the most recent (3) months of pay stubs:

  • Each stub must include employer name, employee name, and pay period.

  • Offer letter from prospective employer, signed by all parties, on employer letterhead, detailing compensation.

For Self-Employed/Retired Applicants:
  • Provide the three (3) most recent personal bank statements and previous year’s Income tax statement.

  • Each statement must show bank name, account holder’s name, summary of deposits, and balance.

 

Alternative Sources of Income:
  • May be considered (e.g., Section 8, social security benefits, unemployment, child support, charity programs, etc.).

Rental References

  • Two (2) positive landlord references (e.g., timely rent payment, no excessive damage, no rule violations).

  • References must be within the last five (5) years and include a valid phone number and email address.

  • If a previous landlord does not respond within 48 hours, we may move on to the next application.

  • If the applicant owned a home and cannot provide rental references, mortgage payment history will be considered.

  • If no landlord references are available, a qualified guarantor may be required.

Criminal History

  • Criminal history will be evaluated on a case-by-case basis.

  • Public records regarding civil court records may result in denial.

  • Registration as an adult sex offender may be grounds for denial.

Seattle Applicants:
  • We operate according to Seattle’s First-in-Time law, with all previously stated criteria taken into account.

  • Applicants will not be screened for criminal history, but registration as a sex offender may still be grounds for denial.

​​

Special Accommodations

  • If an applicant has a sensory, physical, or mental impairment that limits a major life function, or needs meaningful access to the application (e.g., needs a translator), they can request additional time or accommodations.
    Applicants may request up to 72 hours for accommodation by submitting their request to the Property Manager, including:

  • Requested timeline to complete the application

  • The reason for accommodation with documentation supporting the request

Section 8 Applications

  • We welcome Section 8 applicants.

  • Please note that we will not rely solely on credit reports as your ability to pay is essential.

Occupancy Guidelines

  • The number of occupants permitted is based on the number of bedrooms in the property. Our guidelines are 2 per bedroom plus 1. For a 2-bedroom unit we will allow a maximum of 5 persons.

Other Factors Will Also Be Considered

  • Ability to maintain a unit and conduct towards other tenants.

Conduct Policy

  • We are committed to maintaining a respectful and professional environment for all applicants, residents, employees, and contractors.

  • Verbal abuse, threats, harassment, or any form of aggressive behavior directed toward Flatmint, its employees, contractors, or agents will result in immediate denial of the application.

  • In such cases, the application fee will be forfeited and will not be refunded.

Immediate Denial Criteria

  • The following will result in immediate denial of an application: False, incorrect, or misleading information.
